Can overseas buyers purchase property in the UK?
The answer is yes. This is one of the questions overseas clients have asked us most often since SJW UK Properties was founded in 2015. The UK residential market has always been open to overseas buyers. Provided the relevant UK legal and compliance requirements are met, an overseas buyer can generally purchase UK residential property.
Can you buy without UK immigration status?
Yes. Buying a UK home does not require the buyer to hold British citizenship, indefinite leave to
remain (ILR) or a UK visa. Buyers with different immigration status may, however, be treated
differently for tax, for mortgage terms and for certain purchase costs, so it is worth taking
professional advice before you buy.
Can the whole process be completed without travelling to the UK?
Yes. Many overseas buyers complete the entire purchase remotely, including online and video
viewings, electronic signature of documents, legal work handled by a solicitor at a distance, and
payment of the purchase money by international transfer.
What types of property can overseas buyers purchase?
Overseas buyers can generally purchase the great majority of UK residential property, including
new-build homes, resale properties, flats, terraced houses, semi-detached houses and detached
houses, held on either a freehold or a leasehold basis.
Can overseas buyers apply for a UK mortgage?
In many cases, yes. A number of UK banks and specialist lenders currently offer mortgages to
overseas buyers who meet their criteria. The loan-to-value ratio, the interest rate and the
lending conditions will vary according to the client’s circumstances.
What documents should an overseas buyer prepare in advance?
These usually include proof of identity, proof of address, evidence of the source of funds, bank
statements or evidence of assets, and any further documents required by the solicitor and the
other parties involved.
In business since 2015: the biggest misconception is that you cannot buy without UK status
Since 2015 we have acted for Chinese-speaking clients from all over the world. A good number
of them had never been to the UK, held no UK visa and had no UK bank account, and completed
the entire purchase online. What determines whether a purchase runs smoothly is rarely
immigration status. It is whether the buyer understands the process and has prepared for it in advance.
