What is the UK buying process, and how long does it take?
This is a question almost every first-time buyer of UK property asks. The process differs from the one buyers may be used to at home. From agreeing a purchase to taking possession, a transaction typically involves a property adviser, a solicitor, a lender where a mortgage is being used, and the developer or seller.
Step 1: Define your requirements
Clarify the purpose of the purchase, whether the property is for your own use or for investment, your budget, whether you need a mortgage, the areas you are targeting and the type of home you want. Only then does the search begin.
Step 2: Shortlist properties and arrange viewings
We recommend properties based on the client’s requirements, arrange viewings in person or by video, and analyse the area, its prospects, its rental potential and local amenities.
Step 3: Choose a property and submit an offer
Once a property has been chosen, we submit an offer to the developer or seller on the client’s behalf. When the offer is accepted, the transaction formally begins.
Step 4: Instruct a solicitor and apply for a mortgage, where applicable
The buyer instructs a UK solicitor to handle the transaction and, where a mortgage is needed, the application begins. The solicitor is responsible for the title investigation, contract review, transfer of funds and registration of title.
Step 5: Conveyancing
The solicitor completes the title investigation, local authority searches and, for a leasehold property, a review of the lease documentation. For a resale property, we normally also recommend a survey appropriate to the condition of the home.
Step 6: Exchange of contracts
Once the solicitors on both sides have completed the legal work, contracts are exchanged. The transaction becomes legally binding at this point, and the buyer normally pays a deposit in accordance with the contract.
Step 7: Completion
The buyer pays the balance. Once the seller has confirmed receipt, the transaction completes, the buyer collects the keys, and the solicitor then registers the title.
Step 8: After completion
Depending on what the client needs, we can go on to assist with furnishing, lettings management, a future sale and long-term asset management.
How long does it usually take?
Timescales vary from one transaction to another. A completed property is normally quicker than one bought off plan, and transactions involving a mortgage or a complex chain take longer. We help clients plan their timescales around the specifics of their own purchase.
