Is it better to buy a new build or a resale property in the UK?

This is one of the questions clients have asked us most often since SJW UK Properties was founded in 2015. Our answer has always been the same: no property is objectively better than another, only better suited to the buyer. What decides the choice is not the age of the building, but the client’s way of life, their budget and their plans for the future.


Which clients are better suited to a new build?

Where a client intends to live in the property long term and places weight on quality of life, security and ease of management, we usually suggest looking at new builds first. Modern developments often include a gym, a concierge, controlled access and shared amenities, which suits many overseas families and students well.

 A wider choice of layouts, floors and aspects within the same development


What should you watch when buying a new build?

The point that deserves most attention is the service charge. Developments with extensive shared amenities generally carry higher service charges. We recommend treating the service charge as part of the long-term cost of ownership when you buy, rather than focusing on the purchase price alone.


Which clients are better suited to a resale property?

Established neighbourhoods, period buildings, homes with real character and much of prime central London are all found in the resale market. For clients who value a settled environment and architectural character, resale property is equally attractive.

Many clients begin convinced that they will only consider a new build, or only a resale property. Once viewings start, budget, lifestyle, schools and future plans often lead them to revise that view. We therefore pay more attention to what a client is planning for the years ahead than to recommending one category of property over another.

New build against resale has never been a straight choice between two options. The real question is what kind of life you want to live. If you value modern living, security, building services and convenience, a new build may suit you better. If you are drawn to an established community, period buildings and architectural character, a resale property is equally worth considering.
