Q: How long does a UK mortgage usually take to approve for an overseas buyer?

As at 2026, and based on current conditions in the UK mortgage market, an overseas buyer can expect around two to six months between formally submitting an application and receiving a mortgage offer. The quickest cases take around two to three months, most take around three to four months, and more complex cases may take five to six months.


What affects the timescale?

The main factors are the lender’s own process, whether the client’s documentation is complete, the assessment of the property itself, including valuation, lease length and property type, and how busy the market is at the time.


Can you apply for the mortgage after you have found a property?

You can, but we normally suggest discussing the mortgage with a professional adviser before you make a formal offer. Doing so establishes your budget in advance, makes the transaction more efficient, and reduces the risk of the mortgage timetable holding up the purchase.


Can a slow approval affect the purchase?

It can. If approval takes too long, it may put the contractual timetable at risk and, in some cases, the transaction itself. We therefore encourage overseas buyers to start the mortgage application early.
