Why Did Two Parents Who Had Never Met Reach the Same Decision?
Two families, two very different life stages — yet they arrived at the same answer in London
In September 2025, a parent contacted SJW UK Properties for the first time. A few months later, in 2026, another parent came to us too. The two had never met, lived in different cities, and were at completely different stages of life — yet when they sat down with us, they asked almost exactly the same question:
"We want to buy our child a proper long-term home in London, ideally within walking distance of UCL. Where would you suggest?"
It's a request we hear from almost every Chinese parent. Their child is heading to UCL, so naturally the property should be right next to the university — it sounds like the obvious answer. Over years of doing this work, however, we've learned that a client's first stated requirement isn't always the real answer to their problem. A genuinely good property adviser often isn't the one who rushes to recommend a listing, but the one who helps the client work out what they actually want in the first place.
These two families were at very different points in life. The first parent's child had already secured a place at UCL and was spending their first year in student halls. The parents felt halls were fine as a stopgap, but not right for the years of study ahead — they wanted their child to have a proper home of their own, somewhere comfortable and safe, and somewhere they themselves could stay when visiting London. The second family was entirely different: their two children were only five and ten, still many years from university. UCL was simply part of a long-term education plan — they wanted to get their asset allocation sorted now, so the property would already be waiting for them once the children were older. One family was thinking about the present, the other about the future, yet their expectations around quality of life were remarkably aligned: a budget of roughly RMB 10–15 million, a well-built two-bedroom property, a safe and established neighbourhood, good transport links, and a home that wouldn't feel dated for years to come.

Our property consultant, Matthew, took both families round almost every new-build development within budget near UCL's main campus. The more they saw, the more disappointed they became — and the reason was simple. UCL sits right in central London, where new-build stock is already limited, and the well-built two-bedroom units that did exist were consistently priced well above budget. Anything close to the university fell short on quality; anything that met their standards blew the budget. After the last viewing, one parent said, half in frustration: "Our budget isn't small — so why can't we find a property we're actually happy with?"
Many consultants, at this point, would simply pull up more listings and try to push the client to raise their budget or lower their expectations on quality. Matthew didn't. He didn't open another set of floor plans, and he didn't rush to book the next viewing. Instead, he asked both families to sit back down, so they could reframe the problem from scratch.
He asked them one question:"If UCL moved somewhere else tomorrow, what's the one thing you'd still want to keep?"
Both families fell quiet. As the conversation went on, they gradually realised that what they actually cared about wasn't walking distance to the university at all — it was a safe, established community; a two-bedroom home genuinely suited to family life; convenient and comfortable transport; well-run property management; and a way of life they wouldn't come to regret years down the line. The university's location mattered, of course — but what really shapes a child's happiness over the years that follow is where, and how, they live once the school day is over.
Once the real requirement had been properly redefined, the search itself changed direction. Matthew stopped confining himself to the immediate area around UCL and instead looked across London's wider transport network for neighbourhoods that offered both an easy commute and the quality of life both families were after. In the end, the two families — who had never met, and who came to us at different times — landed on exactly the same place: White City Living.
They were drawn to its established, vibrant community, its excellent retail and amenities, its generous public spaces, and its strong transport links. It wasn't the closest option to UCL, but a comfortable, reliable daily commute bought them a neighbourhood genuinely suited to living in for the long term. For both families, this was no longer just a property — it was set to become a central part of family life in London for years to come. In the end, both families chose a two-bedroom home at White City Living, each unaware that another family, working through almost exactly the same reasoning, had reached precisely the same decision at a different time.
The story doesn't end at exchange of contracts. For the family with younger children, actual move-in is still years away, so once the property completes, they've instructed SJW Property Management to handle letting in the meantime. Over the coming years, we'll be responsible for finding tenants, day-to-day management, regular inspections and property maintenance, so that when the children eventually arrive in London, the home is in the best possible condition. For the other family, whose child is already at UCL, the property is due to complete in 2027, at which point they can move straight in and begin their new life there. The two families are on different timelines, but both share the same hope — that when the time comes to actually use the property, it will be ready and waiting.
Many people think a property consultant's job is simply to help a client find a house. We've always believed the real job is helping a client make a decision they won't regret in ten years' time. Had Matthew simply kept sourcing more listings near UCL, both families would likely have concluded their budgets weren't big enough — when the real issue was never the budget, but that the actual need hadn't yet been properly understood. There are always plenty of properties to choose from. There's usually only one truly right decision.
